On behalf of its client, Talent House Ltd is seeking an experienced Senior Quantity Surveyor to lead quantity surveying and commercial functions across major construction projects.

About the Role

The Senior Quantity Surveyor will be responsible for overseeing all quantity surveying and commercial activities throughout the project lifecycle. The successful candidate will ensure accurate cost estimation, contract administration, procurement support, financial reporting, and cost control while maximizing project profitability and ensuring compliance with contractual obligations, quality standards, and company procedures.

Key Responsibilities

Commercial & Cost Management

• Prepare, monitor, and manage project budgets and cost plans.

• Develop accurate cost estimates, Bills of Quantities (BOQs), and tender documentation.

• Monitor project expenditure against approved budgets.

• Identify cost-saving opportunities without compromising project quality or delivery.

• Prepare monthly cost reports, cash flow forecasts, and financial projections.

• Monitor project profitability throughout the project lifecycle.

Contract Administration

• Administer construction contracts in accordance with contractual requirements.

• Prepare interim valuations and payment certificates.

• Evaluate subcontractor applications for payment.

• Manage contract variations, claims, extensions of time, and final accounts.

• Resolve commercial disputes and contractual issues where necessary.

• Ensure compliance with contractual terms and company policies.

Measurement & Valuation

• Carry out accurate quantity take-offs and measurements.

• Verify completed work on-site for payment purposes.

• Prepare valuations for completed works.

• Maintain accurate measurement records and project documentation.

• Ensure project quantities are properly recorded and updated.

Procurement & Subcontract Management

• Support procurement planning and tender evaluation processes.

• Prepare subcontract documentation and negotiate commercial terms.

• Monitor subcontractor performance against budgets and contractual obligations.

• Review supplier quotations and recommend contract awards.

• Ensure procurement activities comply with company policies and procedures.

Project Cost Control

• Monitor project progress against budgets and schedules.

• Identify commercial risks and recommend appropriate mitigation measures.

• Produce regular financial performance reports for management.

• Monitor project variations and ensure they are accurately valued and approved.

• Maintain accurate forecasting of project costs through to completion.

Leadership & Team Management

• Supervise, mentor, and support Quantity Surveyors and commercial staff.

• Allocate work and monitor team performance.

• Facilitate professional development and training of junior staff.

• Promote teamwork and collaboration across project teams.

• Conduct performance reviews where applicable.

Stakeholder Management

• Build and maintain strong relationships with clients, consultants, contractors, and suppliers.

• Attend project meetings and provide commercial advice.

• Liaise with project managers, engineers, and site teams on commercial matters.

• Represent the company professionally during client engagements.

Compliance, Quality & Risk

• Ensure compliance with company procedures, contractual requirements, and applicable legislation.

• Maintain accurate commercial documentation and project records.

• Participate in audits and quality assurance activities.

• Promote safe working practices in line with company Health & Safety policies.

• Identify commercial risks and implement effective control measures.

Minimum Qualifications

Applicants should possess:

• Bachelor's Degree in Quantity Surveying, Construction Management, Civil Engineering, or a related field.

• Professional registration with a recognized Quantity Surveying body will be an added advantage.

Experience

The ideal candidate should have:

• Minimum of 8–10 years of quantity surveying experience within construction, civil engineering, infrastructure, or mining projects.

• Proven experience administering large construction contracts.

• Experience managing subcontractors and commercial teams.

• Demonstrated experience handling contract claims, variations, and final accounts.
